What to Expect During Your Inspection
With every inspection we perform, we follow a strict code of ethics and exceed industry Standards of Practice. We are thorough, detailed, and never rushed — taking as long as necessary to examine the property carefully, from top to bottom.
Inspections typically take 2–4 hours depending on the size, age, and condition of the property. We use professional-grade equipment including drone roof imaging, a thermal imaging camera, and carbon monoxide and gas leak detectors on every inspection at no extra cost.

Foundation, framing, roof structure, and overall structural integrity evaluated from accessible vantage points.

Water heater, supply and drain lines, fixtures, and flow pressure tested throughout the property.

Roof covering, flashing, gutters, siding, and drainage assessed — including drone imaging for hard-to-reach areas.
🔍 Interior
Attic insulation, ventilation, walls, ceilings, floors, windows, doors, and built-in appliances reviewed.
Before the Inspection
- Ensure all inspection points are free from clutter — closets leading to crawlspaces or attics should be accessible
- Clear some space around the home's perimeter for exterior evaluation
- Check that built-in appliances, electric, and gas are functioning so they can be tested
- If you won't attend, make sure the inspector has access and pets are contained or moved
Do I Need to Be There?
It's not necessary to be present, but you're welcome to attend if you'd like. We generally recommend arriving about an hour after the inspection starts — this gives time for a preliminary walkthrough and ensures we'll have matters worth discussing when you arrive.
After the Inspection
You'll receive a photo-rich digital report within 24 hours, complete with a Repair Request Builder for your real estate agent. We're also available afterward for a follow-up consultation to walk you through any findings and answer questions.
