Why a septic inspection matters

A standard home inspection checks the drains inside the house, but it cannot tell you what is happening in the tank or the drain field. Many septic problems show no signs at the surface until they fail.

Some county health districts in Ohio have their own rules for septic systems when a home is sold, so check with the local health district as early as possible in your inspection period.

We've been inspecting homes since 2006. If the home you are buying is not on a city sewer, everything that goes down the drain ends up in a septic system buried in the yard. Replacing a failed system can be one of the most expensive repairs a homeowner faces, so this is one inspection you do not want to skip.

What our septic inspection includes

  • Locating the tank and the visible parts of the system
  • Arranging the tank pumping when it is needed so the inside of the tank can be inspected. We handle it all for you.
  • Checking tank lids and access risers and the ground around the tank
  • Running water through the house to watch how the system handles normal use
  • Walking the drain field area for wet spots, odors, unusually green grass or surfacing water
  • Looking at visible pumps, alarms and aerator equipment when the system has them
  • Clear findings in your report within 12 hours, with photos and next steps

Common septic findings

  • Tanks overdue for pumping
  • Damaged or missing baffles and lids
  • Wet or soggy drain field areas
  • Roots near the tank or lines
  • Alarms or aerators that are not working on aerobic systems

If we find a problem

We explain what we saw and how serious it looks, and we recommend a licensed septic contractor for repair or replacement quotes. We handle it all for you on the inspection side, so you get one clear report.
