Why New Construction Still Needs Inspecting
New doesn't mean problem-free. Builders and subcontractors work fast, under pressure, and across multiple trades — and even reputable builders can have items that slip through. A phase inspection during construction lets you catch issues while they're still easy and inexpensive to fix, rather than after walls are closed up or the home is complete.
Up Close Inspections provides phase inspections throughout the construction timeline, giving you independent eyes on the project at the stages that matter most.
The 5 Construction Phases We Inspect
1. Foundation
Footings, foundation walls, waterproofing, and drainage reviewed before backfill — the hardest phase to correct after the fact.
2. Framing
Structural framing, sheathing, and rough window/door openings checked for proper construction technique and code compliance.
3. Rough-In
Plumbing, electrical, and HVAC rough-in inspected before insulation and drywall cover everything from view.
4. Pre-Drywall
Insulation, vapor barriers, and final framing details reviewed — the last chance to inspect before walls are closed.
5. Final Walkthrough
Complete inspection of the finished home, just like a standard residential inspection, before your final closing.
What We Look For at Each Phase
- Proper construction techniques and adherence to manufacturer specifications
- Code compliance issues that are difficult to identify once finishes are installed
- Workmanship shortcuts that may not be visible in the completed home
- Documentation and photos at each stage for your records
You don't need to schedule all 5 phases — many clients choose the pre-drywall and final walkthrough phases as the most valuable checkpoints. We'll help you decide what makes sense for your build.
