What Is an 11th Month Warranty Inspection?
Most new home builders provide a one-year builder warranty covering workmanship and materials defects. An 11th month inspection is performed near the end of that warranty period — giving you a final independent review before your right to file warranty claims expires.
This inspection is also commonly called a "1-year warranty inspection" or "builder warranty inspection." Timing it at month 11 (rather than month 12) leaves you a window to document issues and submit a warranty claim before the deadline closes.
Many homeowners don't realize their builder warranty has a hard expiration date until it's too late. Scheduling at month 11 ensures you have time to act on anything we find.
