Why a well inspection matters

A standard home inspection looks at the plumbing inside the house, but it does not tell you whether the well can keep up with your family or whether the water is safe to drink. A well pump, pressure tank or well casing problem can be expensive, and water quality problems are invisible.

Some loan programs also ask for water results on homes with a private well, so it is smart to schedule this early in your inspection period.

We've been inspecting homes since 2006, and many of the homes we inspect in Hinckley, Medina, Valley City, Brecksville and the rural townships around Cleveland get their water from a private well. When the water comes from your own well, you are the water company, so it pays to know what you are buying.

What our well inspection includes

  • Locating the well and checking the visible well cap, casing and the ground around it
  • Checking that the well cap is secure and that surface water drains away from the well
  • Inspecting the pressure tank, pressure switch, gauge and visible wiring and piping
  • Running water to check flow and pressure over time and watching how the pump cycles
  • Looking at visible water treatment equipment such as softeners and filters
  • Collecting water samples during your inspection and sending you clear results. We handle it all for you.

Common well findings in our area

  • Loose or damaged well caps that can let in insects and surface water
  • Pressure tanks that are waterlogged, causing the pump to cycle on and off too often
  • Low flow or pressure that may point to a worn pump or a low yielding well
  • Older wells located close to driveways, septic systems or low spots in the yard
  • Treatment equipment that has not been maintained
